I've got a pair of AM40 series units too and I can get about 1.5 home lots radius on VHF with them. Your unit likely has a defect or is not being properly set up for VHF...It should be able to send at least 50' with a properly made and placed custom cut antenna.

You may want to try a BT BAVM series fixed channel modulator. They are cheap and I've gotten results midway between the 40 and 60 series from them. I recommend channel 7 as that seems to be the strongest with BT products on the VHF band.
