I wonder if the appraiser was kind and paid on a percentage-of-value basis, so he wrote "$250.00", and the seller, with poor eyesight, didn't see the decimal point...

He did not say what it appraised for, just that it was appraised.

The appraiser forgot to add the decimal point it was 250.00 not 25000
